What Determines Your Finishes?
Design choices, quality levels, and Florida's climate drive finish specifications.
Texture Selection
Both stucco and drywall can have different textures. Smooth is premium.
- •Stucco: sand, lace, smooth finishes
- •Drywall: smooth, knockdown, orange peel
- •Smooth finishes show imperfections
- •Requires skilled application
Finish Level
Drywall has standard finish levels (1-5) that affect smoothness and cost.
- •Level 3: Standard for textured
- •Level 4: Standard for flat paint
- •Level 5: Premium smooth finish
- •Higher levels hide shadows better
Moisture Areas
Wet areas need moisture-resistant drywall and proper stucco detailing.
- •Green board in bathrooms
- •Cement board behind tile
- •Proper stucco weep screeds
- •Flashing at all penetrations
Architectural Details
Bands, reveals, and decorative elements add character but also cost.

Common Questions
What is Level 5 drywall?
Level 5 is the highest drywall finish standard. It includes a skim coat over the entire surface, not just the joints. This eliminates 'flashing' (visible joint shadows) especially under bright or angled lighting. It's the premium choice for smooth walls.
Why sand finish stucco?
Sand finish is the classic Florida stucco texture, not too rough and not too smooth. It hides minor imperfections while looking clean and uniform. Smooth stucco is available as an upgrade but shows every flaw and costs more.
What are stucco bands?
Horizontal or vertical bands that create visual interest on the stucco exterior. They're typically shown on your architectural plans. They add dimension and break up large wall surfaces.
Can I have textured drywall instead?
If you prefer knockdown or orange peel texture instead of smooth, we can accommodate. Keep in mind textured ceilings were popular decades ago but smooth is the current standard for premium homes. Texture can also be harder to repair and repaint.
