Floratam sod for Florida lawns
Your lawn is the first thing people see. Here's what makes Florida lawns thrive.
Grass Types
Different grasses perform differently in Florida's climate. Floratam dominates for good reason.

(St. Augustine Grass)The dominant lawn grass for Florida. Developed by the University of Florida for our climate. Dark green, coarse blade, excellent heat and humidity tolerance.

- Most Florida lawns
- Full to partial sun
- Heat tolerance
- Quick establishment
Considerations
- •Requires regular irrigation
- •Needs 6+ hours of sun
- •Chinch bug susceptible
- •Most common sod choice
Bahia Grass
(Bahiagrass)Deep-rooted grass that tolerates drought and poor soil. Light green with V-shaped seed heads. Lower maintenance than St. Augustine.

- Large acreage
Considerations
- •Coarser appearance
- •Seed heads require mowing
- •Less dense than St. Augustine
- •Not typical for subdivisions
Zoysia Grass
(Empire Zoysia)Dense, carpet-like grass with good drought tolerance. Slower to establish but creates a thick, durable lawn.
Best For
- Premium appearance
- Foot traffic tolerance
- Some shade tolerance
- Drought resistance
Considerations
- •Slower establishment
- •Higher cost per pallet
- •Goes dormant (brown) in winter
- •Premium upgrade option
What Determines Your Landscaping?

Irrigation System
Florida lawns need irrigation. Proper coverage is essential for establishment and long-term health.
- •Automated system required
- •Zone design for efficiency
- •Rain sensor required by code
- •Coverage overlap critical
Maintenance Plan
All Florida lawns need ongoing care. Plan for fertilization, pest control, and mowing.
- •Regular mowing required
- •Fertilization schedule
- •Pest monitoring (chinch bugs)
- •Professional service recommended
HOA & Watering
HOAs and local water restrictions may affect landscaping choices.
- •HOA approval may be required
- •Water restrictions vary by area

Common Questions
Why Floratam specifically?
Floratam St. Augustine was developed by the University of Florida specifically for our climate. It handles heat, humidity, and common pests better than alternatives. It's the standard for Florida lawns for good reason, and it's what your neighbors likely have.
Can I choose a different grass?
If you prefer Zoysia or another variety, we can price the upgrade. Keep in mind HOA requirements: some neighborhoods require specific grass types. Bahia is not typically approved for subdivisions.
What about trees and shrubs?
Our standard is sod and irrigation. Trees, shrubs, and additional landscaping are available as upgrades. Many owners prefer to handle plantings themselves or hire a landscape designer after close.
How do I maintain the new lawn?
We provide establishment guidelines at closing. After rooting (2-3 weeks), reduce watering frequency. First mow when grass reaches 4-5 inches. We recommend professional lawn service for fertilization and pest control.
