PrimeBid Construction LLC was founded in Lee County in 2014 by the Mitchell family, whose construction heritage traces back to 1895. We work with developers and homeowners across Southwest Florida, matching each property to the highest-return build it will support, whether spec, custom, or a multi-home development. Every project runs under one contract with a single point of contact from feasibility through Certificate of Occupancy. Our reputation in Lee, Collier, and Charlotte counties is built on consistent delivery, premium specification, and direct communication at every phase.

Load-bearing structural components. Aggregate cap: home sales price or $100,000, whichever is lower.

Extended structural coverage (optional)

Available as a buyer-paid upgrade. Extends Designated Structural Element coverage from 7 to 10 years at policy issuance. Quoted per project by RWC.

    Feasibility

    ~1 week

    Property feasibility: setbacks, zoning, and best-use. Comparables review for resale value (spec) and an opinion-of-completed-value for homeowners. Environmental flagging: eagles’ nest, gopher tortoise, wetlands, and similar.

  2. 02

    Contract documents

    Contract package produced for the lender (if applicable) or for direct cash investment. Scope, plans, allowances, and schedule locked.

  3. 03

    Permitting preparation

    ~4 weeks · DEP / federal 3 – 9 months when applicable

    Preliminary design through permit submittal averages four weeks. DEP and federal environmental permits, where applicable, run separately on a 3 to 9 month track.

  4. 04

    Permit review

    4 – 8 weeks

    County permit approval averages four to eight weeks. We hold the file with each jurisdiction directly.

  5. 05

    Build

    3 – 6 months · varies with weather, customizations, lead times, and inspections

    Foundation through finish under one project lead. Vendor mix held to PrimeBid standards.
