Can I put tile over my existing shingles?
Almost never. Tile is far too heavy to install over existing roofing, and most re-roofs require removing the old materials and verifying the structure. A shingle-to-tile change usually means structural reinforcement, which is why tile is easiest to specify on new construction.
How long does a tile roof really last?
The tile itself is effectively permanent in Florida UV. What ages is the underlayment beneath it, typically 25 to 30 years for synthetic systems. A re-underlay lifts and resets the existing tile rather than replacing the whole roof, which is part of tile's long-run value.
Concrete or clay?
Concrete (Eagle) covers the vast majority of Southwest Florida HOAs, offers the widest color range, and costs less. Clay is the authentic terra-cotta look with the longest lifespan and deepest color permanence, at a higher price and weight. Both are Class A and HVHZ-approved.
Do tiles really crack?
Individual tiles can crack under point impact, a dropped tool or a heavy limb, but the roof system keeps working because waterproofing lives in the underlayment below. We keep spare tiles from your run on hand so post-storm swaps match.
