Windows

Every PrimeBid home gets impact-rated windows to Florida HVHZ standards, so no shutters are needed. Insulated (Low-E, argon-filled) cuts solar heat gain versus non-insulated. Frame color is picked once below and applies across every window.

PGT WinGuard (vinyl or aluminum)

Standard inclusion. Vinyl non-insulated is the included base spec; vinyl Low-E and aluminum are priced upgrades. Both frames carry Miami-Dade NOA and Florida HVHZ Product Approval. Aluminum offers slimmer sightlines for larger spans; vinyl is the only frame option for double-hung windows.

About the Esplanade

Two-story raised coastal plan engineered for a Coastal A flood zone on a canal-front lot in Imperial Shores, Bonita Springs (60 ft of frontage on Esplanade Street, 112 ft deep). The building footprint is 59'-8" wide × 46'-8" deep (2,786 sq ft rectangular), with overhangs extending to 3,137 sq ft total under roof per the engineered site plan. The ground floor is a 2,469 sq ft flood-vented garage and 378 sq ft lower covered lanai at FFE 4.77' NAVD; a piling structure carries the main living level to FFE 16.44' NAVD, above the design flood elevation. An interior elevator connects the two levels. The main level holds 2,985 sq ft of A/C living (a 2,763 sq ft floor plus a 222 sq ft foyer), laid out as an owner's suite, three additional en-suite guest bedrooms, a powder bath, and an open kitchen, dining, and great room that flow out to a 392 sq ft covered upper lanai with built-in summer kitchen. Total area under roof is 6,308 sq ft. Outside, the lower deck wraps a 1,212 sq ft pool deck with in-ground pool and spa, and a private dock with boat lift gives direct Gulf access with no bridges to open water. Designed to Florida Building Code 8th Edition with ASCE 7-22 design loads, 170 MPH basic wind speed, Exposure C, and Section R322 flood-resistant construction. Standing seam aluminum coastal-grade roof, impact-rated openings per schedule, R-20 spray-foam insulation throughout, two-story CMU + wood frame. Building permit approved.
